Quick Start Guide

Follow the steps from sign-in through provider connection and indexing. Completion time varies with access, document volume, and provider processing.

Sign In with Your Workspace Account

Sevrel authenticates against your organization's existing identity provider. When you open Sevrel, click Sign In and choose Google or Microsoft — the sign-in dialog shows the providers available to you. There is no separate Sevrel password to manage for single sign-on accounts. Some organizations also have existing email-and-password accounts; self-service registration is disabled. If two-factor authentication is enabled on your account, you are prompted for a one-time code after signing in.

Note: Access is granted by your organization. If you don't have access, ask your organization's Sevrel administrator to send you an invite, or submit a request at sevrel.com/request-access.

Connect Your Document Storage

After signing in, Sevrel needs access to your document library. A Sevrel administrator connects the organization's storage in Company Admin → Integrations — Egnyte, Google Drive, or direct upload. Once connected, Sevrel can search and read documents from the folders in the configured scope. See the Integrations guide for connector-specific steps.

What Sevrel accesses:

  • Folders in the connector's configured scope — property documents, leases, and financials
  • File metadata (names, dates, folder structure) for search
  • Document text content when answering your questions

Source files remain in the configured provider, but Sevrel fetches content for processing and may store extracted/indexed chunks and necessary metadata. Authorized workflows can also create, move, upload, or delete provider items; those operations require Sevrel permissions and explicit confirmation.

Ask Your First Question

Navigate to the Chat view. Type a question about your property documents in the input field. Be specific — mentioning property names, tenant names, or document types helps Sevrel find the right information faster.

Good first queries to try:

“What are the current tenants at [your property name]?”
“What is the base rent for [tenant name]?”
“Show me the lease expiration dates for all tenants at [property name].”

Review the Response

Sevrel returns an answer with numbered source citations. Click any citation reference (like 1) to see the exact document that information came from — including the file name and relevant excerpt.

Always verify important figures against the source document. Sevrel is designed to be highly accurate, but AI-generated responses should be treated as a starting point, not a final authority.

Let Sevrel Route the Request

Sevrel uses an enterprise AI provider with tiered model routing — a fast tier for internal routing and background jobs, a standard tier that answers most chat turns, and a deep tier for complex reasoning. Routing happens automatically based on query heuristics. This removes manual switching but does not guarantee that a selected model or generated answer is correct.

  • Quick lookups (“What is the base rent for Northside Fitness?”) run on the standard tier. The fast tier is reserved for internal work — query routing, conversation titles, and background extraction — not for answering your questions.
  • Standard questions across single or multiple documents also run on the standard tier. How much document evidence Sevrel retrieves varies with what the question appears to need — a question that clearly depends on documents gets the fuller retrieval pass.
  • Complex analysis — deal underwriting, nuanced legal interpretation, systematic research — is routed to the deep-reasoning tier by default. A per-organization ceiling on the routing tier can be set for your account by Sevrel; when it excludes the deep tier, these queries run on the highest tier your organization permits.

Framing the question as an analytical request (“analyze”, “compare”, “interpret”) tends to invoke a deeper tier. Learn more about the AI tiers →

Tips for Better Results

  • Be specific. “What is the CAM charge for Acme Coffee Co. at Maple Crossing Plaza?” works better than “tell me about CAM.”
  • Name the property. Sevrel searches across all your documents. Specifying a property narrows results significantly.
  • Ask follow-ups. Conversations maintain context. After asking about a lease, you can follow up with “what are the renewal options?” without repeating the tenant or property name.
  • Check the sources. Click citation numbers to verify. This is especially important for financial figures, dates, and contractual terms.
